SPNB Aspirasi Files Second Lawsuit Alleging Fraud in Selangor Service Apartment Project: Report

KUALA LUMPUR (Sept 28) – SPNB Aspirasi Sdn Bhd, a subsidiary of the national housing development company Syarikat Perumahan Negara Bhd (SPNB), has initiated another legal action accusing former SPNB CEO and executive director Datuk Ahmad Azizi Ali of fraudulent activities. This time, the lawsuit revolves around a service apartment project in Hulu Langat, Selangor. The suit also names five other defendants, including Wiradani Development Sdn Bhd, a property developer associated with the son of former finance minister Tun Daim Zainuddin.
As per court documents accessed by The Edge, SPNB Aspirasi alleges that between 2014 and 2019, Azizi, in collaboration with Wiradani Development and its three directors, as well as Akitek Akiprima Sdn Bhd, conspired to deceive the company by leading it into an imbalanced supplementary agreement that favored the developer.

The three directors from Wiradani named in the lawsuit are Datuk Seri Ung Eng Huat, Datuk Cheah Kah Lip, and Datuk Leong Yeng Kit. Cheah also serves as a director in Akitek Akiprima, a firm appointed by Wiradani as the project’s architect.

According to the Companies Commission of Malaysia, Wiradani is 66% owned by Ferntreegully Sdn Bhd, with Ung holding a 29% stake. The remaining 5% belongs to Daim’s son, Datuk Md Wira Dani Abdul Daim.

Just earlier this week, SPNB Aspirasi filed a RM141 million lawsuit, alleging a similar conspiracy to defraud the company, this time involving an affordable housing project in Kuantan, Pahang. This second lawsuit, filed on Sept 21, seeks damages amounting to at least RM134 million. This includes RM106 million for the loss of commercial opportunities and RM28 million as compensation for the land costs paid to Wiradani, among other claims.
